The new building of the Baltics’ largest privately funded health campus has reached its full height

A topping-out ceremony was held in Ülemiste City in Tallinn for the Endel Tulving Health Building, scheduled for completion in 2027. The main contractor for the construction of Health Building 3 is OÜ Fund Ehitus. The anchor tenant of the building will be the care service provider Pihlakodu. In addition to Pihlakodu, which offers top-level general care services for the elderly, several other healthcare service providers will also begin operating in the building.

The topping-out ceremony marked the third and final building of the Ülemiste City health campus reaching its full height. Upon completion, the total area of the Ülemiste City health cluster will exceed 27,000 square meters, making it the largest privately funded health campus in the Baltics.

According to Sten Pärnits, Chairman of the Management Board of Mainor Ülemiste, Ülemiste City has invested more than 30 million euros in health promotion over the past six years. The campus offers over 35 health services and serves more than 3,000 clients. “As the developer of the largest business campus in the Baltics, we have a responsibility to create an environment that, on one hand, supports the growth of companies, and at the same time the well-being of the people who work here. In developing the health campus, we have, in cooperation with Meliva, created top-level occupational health services, brought family medicine here, cutting-edge diagnostic capabilities through the Tallinn Specialist Medical Center, and the expertise and treatment options of Estonia’s leading university hospital through Tartu University Hospital,” he explained.

Mainor Ülemiste is investing 18 million euros in the construction of the third health building, which is being built by OÜ Fund Ehitus.

According to Reigo Marosov, CEO of the main contractor OÜ Fund Ehitus, participating in shaping the health campus is both a great privilege and a responsibility for the builder. “We are extremely pleased that Mainor Ülemiste has entrusted us with the construction of both Health Building 2 and 3, allowing us to help create a cohesive urban space focused on people’s well-being and health. The previous health building has received a lot of positive feedback from both users and architectural critics, and we hope the new building will be received just as well,” said Marosov.

The seven-storey, 10,500-square-meter building follows the concept of Health Building 2 and, like the previous one, has been designed by Apex Architecture Bureau. In addition to the buildings themselves, Ülemiste City is consistently expanding green areas across the campus. In cooperation with landscape architects Taju Ruum, the new health building will be complemented by abundant greenery, including a private park intended for elderly residents.

Ülemiste City is the largest business campus in the Baltics, home to nearly 400 companies and providing a working, learning, and living environment for 18,000 people. It is developed by Mainor Ülemiste, a subsidiary of Mainor AS. The goal of Ülemiste City is to support the health of talent and to develop a health-supportive environment. For this purpose, the campus has created, together with the University of Tartu, a 3×3 health model focusing on the promotion of mental, physical, and social well-being at the campus, employer, and individual levels.
