The Zappi Business Building will undergo a comprehensive renovation in 2026–2027 to offer more functional office spaces and improved facilities for events, meetings, and modern food services. The building will close for renovation on February 28, with the renewed business building set to reopen in early 2027.

What’s changing?

The renovated building will deliver a better spatial experience, smoother movement throughout, and a stronger connection between the urban environment and the adjacent park. The renewed Zappi Conference Centre will feature 10 modern, highly functional rooms. A major addition is a large, open foyer designed to better accommodate receptions, coffee breaks, and networking. The centre will also include a podcast studio equipped with professional recording technology.

Zappi’s main wing will undergo a thorough overhaul, including the reconstruction of interior layouts and technical systems. During renovation, this wing will be closed. One key improvement is that the main wing will become passable through a cross-wing, naturally guiding movement from Lõõtsa Street through the building into Ülemiste City Park, thereby strengthening the connection between the cityscape and green areas.

The second and third floors will be connected via new intermediate levels within the existing atrium, making the office spaces more compact and efficient. Windows and doors will be replaced, the roof insulated, and the building connected to district heating and cooling systems to ensure better energy efficiency and a more comfortable indoor climate. As part of the new, spacious foyer, a dining venue will be added, with the option to enjoy meals on an outdoor terrace facing the park.

In addition to the renovation of the Zappi Conference Centre, Ülemiste City Park will also be upgraded in phases to create a higher-quality, more functional public space. The areas between Lõõtsa 6 and Lõõtsa 4, as well as the inner courtyard of Lõõtsa 6, will be renewed, with sculptures added to enrich the environment.

Space rental and services during the renovation period

Until the renovation of the Zappi Conference Centre is complete, meeting and seminar rooms can still be booked at the Öpiku Conference Centre and at Estonian Entrepreneurship University of Applied Sciences. Larger events and conferences can be hosted at the Ülemiste City Community House. Room bookings can be made conveniently via konverents.ulemistecity.ee.

During the renovation, the food venues in the Zappi Business Building will be closed, but lunch options across Ülemiste City will remain diverse. The campus is home to more than 10 restaurants, two R-Kiosks, and a grocery store offering a wide selection of hot meals and a salad bar.
