A new office building with unique architecture, named after the well-known Estonian botanist and ecologist Viktor Masing, will be built in Ülemiste City. The construction work, which will begin in March, will be carried out by Merko Ehitus Eesti. The building will be completed in 2027.

The construction tender for the Viktor Masing office building was won by AS Merko Ehitus Eesti, which will build a 13-storey office building with an A-energy class of 27,300 square metres of gross area at Lõõtsa 1 B/C. The total investment cost is approximately 48 million euros excluding VAT, and the construction is financed by Swedbank.

Masing Building consists of two towers connected to the ninth floor. The building will have over 20,000 m² of office space. In addition, a golf simulator for tenants and spacious common areas with lush greenery are planned for the first floor of the commercial building. The house is inspired by the colors and textures of Estonian bogs.

According to Sten Pärnits, Chairman of the Board of Mainor Ülemiste, Ülemiste City is a community focused on innovation and collaboration, offering tenants opportunities to grow faster, find good collaboration partners and be conveniently connected with foreign partners. “The Viktor Masing building is planned to support the company’s growth, with office spaces offering flexible space solutions. Natural and responsible design and smart building solutions create a supportive and modern working environment,” added Pärnits.

Construction of the building will begin in March 2026 and is scheduled for completion in November 2027. The new building will be built to the highest environmental standards: it will have an A-energy class, district heating and cooling, and a 150 kW solar panel system.

“We are very pleased to be the construction partner of the new building in Ülemiste City. Design preparation has already begun to stay within the challenging schedule. The rapidly developing Ülemiste area is increasingly becoming a key business district in Tallinn, the creation of which will be based on the same values that we value at Merko – quality in work and working environment, and finding the best solutions,” said Jaan Mäe, Chairman of the Board of Merko Ehitus Eesti.
