€18 Million Investment Makes Ülemiste City the Largest Privately Funded Health Campus in the Baltics
Mainor Ülemiste AS is investing €18 million in the construction of Ülemiste City’s third Health Centre. The new seven-storey building will expand the health cluster’s total area to over 27,000 square metres, securing Ülemiste City’s position as the largest privately funded health campus in the Baltics. The main contractor for Health Centre 3 is Fund Ehitus OÜ.
According to Sten Pärnits, Chairman of the Management Board of Mainor Ülemiste, the expansion of the health campus is a clear focus and natural development path for the developers, with the goal of offering high-quality healthcare services and supporting better quality of life. “Today, Ülemiste City’s health campus has become the region’s key provider of healthcare services, bringing together a wide spectrum of preventive and treatment solutions while driving innovation in the field,” Pärnits said. “The construction of the third Health Centre is the final step toward creating a fully integrated, modern health environment. By 2027, we will conclude nearly a decade of active health development, and the health campus at the heart of our city will be complete.”
The seven-storey, 10,500 m² building follows the concept of Health Centre 2 and, like its predecessor, has been designed by Apex Architects. Beyond the buildings themselves, Ülemiste City continues to invest in expanding its green areas. In collaboration with landscape architects Taju Ruum, a private park will be built next to the new Health Centre, creating a pleasant environment for both patients and campus employees.
Reigo Marosov, CEO of Fund Ehitus, noted that collaboration with Ülemiste City is highly valuable and supports the development of the entire district. “With a clear vision and determined work, Ülemiste City has become a driving force for regional development. We are delighted to contribute to the next stage of the health campus and the creation of a modern healthcare environment,” said Marosov.
The anchor tenant of the new Health Centre will be Pihlakodu, one of the leading providers of modern nursing home services, which will open a new state-of-the-art care home in the building. Alongside Pihlakodu, which offers comprehensive elderly care services, a number of other healthcare providers will also begin operations in the centre.
Ülemiste City’s health campus has expanded in recent years to meet the growing demand for healthcare services. Today, nearly 40 different healthcare providers operate across the two existing Health Centres.
In autumn 2024, the seven-storey Von Baer Health Centre was opened, featuring a world-class diagnostic centre and a wide range of top clinics offering services from rehabilitation to aesthetic medicine. Its largest tenant is Tartu University Hospital, bringing university hospital services closer to people than ever before.
The first Health Centre, opened in 2020, is home to primary family medicine, occupational health, and physiotherapy providers. The campus also houses Aurora Surgical Clinic with three multifunctional operating theatres, as well as Health Founders, an accelerator for healthcare start-ups.
