Sepapaja 6 is a beautiful two-storey limestone building listed in the National Register of Cultural Monuments as an architectural heritage site. The building is estimated to have been constructed in 1899. It originally served as the central chemistry laboratory of the former Dvigatel factory, with a doctor’s office located on the second floor.

In 2006, the building was renovated into a modern office facility and today bears the name of Artur Lind – the founder of molecular biology in Estonia and a respected academician.

Ülemiste City Health Centre 1 is located in the heart of the campus, next to the historic Dvigatel factory park and apple orchard. The building brings together top specialists from various fields of healthcare with long-standing experience, offering high-quality and evidence-based specialist and primary care services. The quality of care is ensured through a client-centered approach and the use of smart solutions that focus on both disease prevention and improving quality of life.

The building also features a green rooftop terrace where visitors can relax and enjoy the fresh air.

Health and wellbeing are key priorities for Ülemiste City, along with creating an environment that supports them. The development of the second Health Centre has been guided by the 3×3 Health Model developed by the University of Tartu, which forms the basis for supporting the mental, physical and social health of talents through the combined efforts of the campus, employers and individuals.

Health Centre 2 will offer both the Ülemiste City community and the entire Harju County an even broader range of healthcare services, new medical knowledge, advanced technologies, and an innovative environment for service providers.

The seven-storey, 9,500-square-metre building features an architectural design inspired by natural, organic forms: bone structures, neural networks, the textures of bark and leaves, and the gentle movement of water. The building’s internal layout is centred around a glass-roofed atrium that spans all floors, creating a bright central axis. Wide, curved staircases wind through the atrium, encouraging movement and natural flow.

The landscape architecture concept reflects the building’s core purpose – healing, health maintenance, and improving quality of life. The design also emphasizes environmental sustainability by maximizing the use of local plant species to create a rich and diverse ecosystem that attracts birds and pollinators. Rainwater is collected and reused for landscaping and the rooftop is equipped with a solar panel park to support renewable energy use.

The seven-storey, 10,500-square-metre building follows the concept of Health Centre 2 and has likewise been designed by Apex Arhitektuuribüroo. Its architectural and landscape design draw inspiration from organic forms, while the interior architecture creates a warm, welcoming atmosphere through the use of natural materials, abundant greenery and soft pastel tones.

The anchor tenant of the new Health Centre will be Pihlakodu, one of Estonia’s leading providers of modern elderly care services, which will open a new state-of-the-art care home in the building. In addition to Pihlakodu, the centre will host a variety of other healthcare service providers.

With the addition of Health Centre 3, the Ülemiste City health cluster will expand to more than 27,000 square metres, reinforcing Ülemiste City’s position as the largest privately developed health campus in the Baltics.

Located at the corner of Suur-Sõjamäe and Lõõtsa streets, the Lõõtsa 1A office building, named after academician and chemist Viktor Palm of the Estonian Academy of Sciences, serves as a prominent landmark for everyone entering Ülemiste City from the city centre.

The architectural design was created by KOKO Architects. The striking 12-storey building is distinguished by its dynamic façade, featuring large glass surfaces that spiral upward along the perimeter. The heart of the building is its high, spacious ground floor, which houses the lobby, an Asian-style lunch restaurant and a modern meeting room equipped with advanced technology.

On the south side of the building lies an urban plaza with a fountain and seating areas, hosting various Ülemiste City community events throughout the year.

Named after Ludvig Puusepp, the pioneer of Estonian neurosurgery, the Lõõtsa 2A/2B office complex consists of two 10-storey twin towers located at the corner of Suur-Sõjamäe and Lõõtsa streets.

Built in 2007, the glass-clad twin towers are bright and spacious. The upper floors of Tower B offer panoramic views over Tallinn and Ülemiste City Park. The office layouts within the buildings vary – from open, light-filled workspaces to comfortable private offices – providing flexibility for different business needs.

Lõõtsa 4 is a former Dvigatel factory building constructed in 1900, originally used for precision work and the production of small spare parts. Until 2006, the building housed a furniture workshop; between 2006 and 2008, it was fully renovated and today serves as a modern office building.

The building is named after Johannes Käis, the founder of methodology in Estonian natural science education and school phenology. As an educational reformer, Käis inspired a child-centred and real-life-based approach to primary education.

The renovated limestone building is divided into three wings. The fully limestone A-wing houses the HUB small office area across three floors; the B-wing, featuring a partial glass façade and facing the courtyard, accommodates the Estonian Education and Youth Board; and the C-wing includes additional office spaces. The Lõõtsa 5 office building is named after Bernhard Schmidt, an Estonian optician, astronomer and inventor who is recognized as one of the most outstanding optical scientists of the 20th century.

This 13-storey office building features a façade design based on a digital pattern, symbolizing innovation and modern technology – perfectly in tune with the forward-looking character of Ülemiste City. The building’s standard floors can be used as one large office or divided into up to four separate units, offering flexible workspace solutions.

Lõõtsa 5 has been awarded the LEED Gold certification for its environmental responsibility and sustainability. The building is energy-efficient, with a calculated energy performance class of “C” and its south-facing façade is equipped with 600 m² of solar panels.

The Zapp Building is named after Walter Zapp, a Baltic German inventor and engineer best known as the creator of the legendary Minox spy camera – a device hailed by photography and technology historians as a work of genius.

Originally constructed in 1900 as part of the former Dvigatel factory complex, the building was renovated in 2008 and now serves as a modern office and conference centre.

The ground floor houses a buffet-style restaurant and a gourmet burger café, with kitchens capable of serving thousands of guests daily. The second floor features conference and meeting rooms of various sizes, while the third floor is dedicated to office spaces. The 10-storey office building at Lõõtsa 8, named after Ustus Agur, the grand old man of Estonian computer science and informatics, stands as a tribute to innovation and technology. Completed in 2008, the building was designed by architect Eero Endjärv with interiors by Kristi Lents-Esnar. The lobby underwent a major renovation in 2025.

Completed in 2018, the 13-storey Liwentaal Building features an airy honeycomb-patterned façade, harmoniously blending with the architectural style of the surrounding buildings. The main entrance is marked by a two-storey-high portal that distinctly stands out from the primary façade.

On the ground floor, which lies level with the surrounding landscape, are commercial spaces with separate entrances and a cozy seating area. Office floors are accessible via a central lift hall or an aviation-themed staircase, adding character to the interior design. The upper floors offer expansive views of the airport and Lake Ülemiste.

The building has an energy efficiency class “C” and has been awarded the prestigious LEED Platinum certification, recognizing its top-level sustainability and energy performance.

Named after Ernst Öpik, one of the founders of the Estonian school of astronomy, the 13-storey landmark office building offers panoramic views of the airport, Lake Ülemiste and Tallinn’s Old Town. The Valukoja 10 building, named after the legendary wrestler Georg Lurich, honors a man who was an innovator not only in sports but also in nutrition – making his name a perfect fit for a building located next to the MyFitness sports club and several restaurants.

Built within the historic limestone walls of old factory buildings, the Lurich complex combines office spaces with serviced accommodation, creating a distinctive architectural experience.
